Selling your home in the winter months in Indiana can be a great option for the following reasons:
1) Less Competition- The number one reason for listing your home for sale in the winter months is there is less competition. People are buying homes year around because they need to move(relocation,moving up, moving down, etc.) and if your home is in good condition and is available there is a better chance they will look at your home because many people take their home off the market in the winter! Based on economic supply and demand, the less supply the more your home will be in demand!
2)More Serious Buyers, Less Browsers- During the colder months we have found that more serious buyers look at homes and less people just browsing! The serious buyers buy year around, but the browsers like to go look when the weather is warm and the sun is shining(summer)! This means you will not be getting out of your home and preparing it as often for non serious buyers.
3)Homes Sell All Year Around- I am writing this post two days before Christmas and there are 2311 homes pending(under contract)! People move for various reasons, job change, divorce, job promotions, winning lottery, new family members, etc! These things don’t just happen in the summer they happen year around!
4)Get a Better Deal on the Home You are Buying- On some Real Estate, there will be less people on the market so you may have a chance more likely to find somene who has to sell their home and is willing to sell it for less to get it done in the winter! So if you are selling a smaller home and moving up, you will get a better deal if you play your cards right!
5)Sell For More than in the Summer- You may ask yourself, how is this possible? Well if a buyer wants a ranch with a walkout basement and they need to buy now, and your home is the only ranch with a walkout basement, they are going to pay premium dollar for your home if you negotiate correctly!
6)If you sell in the winter you will beat the buyer rush to the punch!- If your home sells during the winter you will be in a better position to purchase the perfect home, before the rush of people start looking at homes in the Spring/Summer!
Year around is a great time to sell your home, but many people do not realize that they can move in the winter, and we do have several clients who would not have sold for as much if they had not sold during the winter!
