CENTURY 21 Scheetz has just made a new friend in China. This is a story about selling homes in Indianapolis with style and speed that is hard to match.
Let's set the scene for a transaction that has some challenge. Your buyer lives in Shenjen, China and wants to buy a home in Indianapolis as a his primary residence. He picks you as his real estate agent in Indianapolis and begins to look through bank owned homes for that really good deal. As it works out, he chooses a home being managed by a relocation company and the home has some deferred maintanence. The price is right and you sign a good purchase agreement so you're off to the races.
Your buyer goes back to China and you set about working with your Stonegate Mortgage partner to get a 30 day closing. The logistics of the geography might be a problem but modern technology and a responsive buyer can make the deal happen in that timeframe. So you go to work on the property inspection and the loan advisor sends an application package digitally to the buyer. The buyer sits on the package because he wants to see the inspection results so you are now down to 30 calendar days to close.
The inspection comes back with a variety of repairs listed and comments about the roof having limited remaining life. Now you have repairs to coordinate around the world and a new surprise from your buyer. He lets you know that his schedule has changed and the closing date needs to be pushed forward from the 29th of the month to the 15th. Yikes!
But you are good and you have a strong team behind you. You coordinate bids, arrangements and contract negotiations on the repairs and the lending
team pulls out all the stops. You coordinate set up dates, lists of information relative to the buyer move in and sprucing up of the property. The buyer is not sure if he has a loan or a completed sale when he boards a plane in China to arrive for the closing.
At 8:30 PM Eastern time, closing documents are delivered to the title company and at 3:00 PM the next day a calm group of people sit around the closing table signing papers and dispersing money. The finance transaction takes 11 business days from start to finish. Your client is delighted with your performance and leaves for a week of vacation as a new homeowner.
That is a story to be retold. That is a story that makes CENTURY 21 Scheetz even more famous.
